Neal Communities Breaks 700 Sales In October – New Company Record

Neal Communities continues to set sales records this year, breaking the 700 mark for year to date new home sales in October. The Lakewood Ranch based new home builder sold 54 homes last month, bringing the year to date total to 712, which is over 100 more homes than were sold in all of 2012.

Sales took place across sixteen communities spanning from Manatee County to Lee County. Central Park at Lakewood Ranch continued to be notable for Neal in October, with 10 sales. The centrally located community is in its final phase of selling and will most likely be sold out by the end of 2014.

Two popular paired villa communities, which tend to attract older people with active lifestyles (OPALs), also stood out last month – Fairfield in Bradenton with eight sales and Villa Palmeras in Estero with five sales.

“While the national climate seems to be creating hesitancy for people to move forward with home purchases, we are experiencing different market trends here in Southwest Florida,” said Pat Neal, president and CEO of Neal Communities. “Where we parallel the national market is in our homebuyer demographics. We continue to see a trend of more baby boomers making purchases as opposed to the millennial generation. That younger market segment remains somewhat plagued by high debt levels and weak job prospects, proving to be a barrier for many young, educated Americans to buy homes,” said Neal. 

Neal’s Edenmore community in the Lakewood Ranch Country Club is now completely sold out and sales in Country Club East at Lakewood Ranch were high in October with six homes sold in the Highlands neighborhood and three in Belleisle. Grand Palm, a master-planned community in Venice, remains a strong seller with six sales. Miramar, a condominium community in Lakewood Ranch, Neal sold four homes, leaving only two condos left, for an expected sell out next month.

“We have actually seen a dip in our overall sales traffic this month, but our conversion rates are up,” said David Hunihan, director of sales for Neal Communities. “That tells us that there are more serious buyers in the market,” he said.
